Inside the 9 Billion Won Gangnam Villa Lee Jung-jae Shares With Jung Woo-sung

Lee Jung-jae's neighbors, it turns out, have no complaints. Kim Hye-jung, the CEO of a beauty and fashion company, appeared in a video published on YouTube channel Gwangyewon on the 30th and offered an unprompted account of what it is actually like to share a building with one of South Korea's most recognizable actors. Her verdict: genuinely considerate, not just famous.

The anecdote came out gradually. Host Kang Ye-won, who introduced Kim as the CEO of a company valued around 200 billion won, raised the subject carefully, asking whether Kim was "the woman who lives below Lee Jung-jae." Kim confirmed that she and Lee are neighbors in La Terrasse, a small luxury villa complex in Samseong-dong, Gangnam, Seoul, where Lee Jung-jae and actor Jung Woo-sung are both known to own units.

Kang Ye-won asked whether Kim actually crosses paths with them. "We say hello," Kim said. "We don't meet often, maybe once every two or three months, but when we do, he always greets me." She then added the detail that landed: the last time she had her hands full with luggage, Lee held the door open for her. "He's very mannerly," she said. "Really kind."

Kang Ye-won said she had met Lee briefly on a separate occasion and came away with a similar impression, which gave the exchange the quality of two people quietly confirming something they had each wondered about.

Kim also mentioned that Lee recently asked her the name of her company, a small gesture, but one she found warm enough to bring up on camera. Kang Ye-won joked that Kim should have handed him cosmetics on the spot, and offered to personally deliver a package, which drew laughter from both of them.

La Terrasse, the complex at the center of the story, is a relatively obscure building to most Seoul residents but well known in real estate circles. Completed in 2013, it rises 16 stories above three basement levels and contains only 18 units, a scale that, in Gangnam's dense residential market, places it firmly in the ultra-boutique category. Lee Jung-jae is reported to live in a duplex unit of approximately 182 square meters. Current market estimates put units in the complex at between 8 and 9 billion won or more, making it one of the more expensive residential addresses in the district.

For context, the Samseong-dong area has long drawn entertainers and executives who want proximity to the COEX district and central Gangnam without the higher visibility of neighborhoods like Cheongdam-dong. A building with 18 units and no public lobby traffic offers a degree of anonymity that most high-rise developments cannot.

What the Gwangyewon segment captured, almost incidentally, was how rarely that kind of detail surfaces: not a profile, not a formal interview, but a neighbor with a specific memory and no obvious reason to embellish it.
